Duncanville or Ft. Worth for rental property?

I am looking to buy my next SFR in TX, and I am currently looking at 4/2 properties in both Duncanville and Ft. Worth. The numbers look comparable, and the properties and neighborhoods look nice from google maps, and neighborhood scout reports didn't turn up red flags on either.

Anyone familiar with either or both areas that can comment on suitability for rental potential? Reasons to avoid either or both? Bad schools? Gentrification? Economic growth or contraction?
