Buying a SFH with a Pool

Hello BP members! I am currently looking into a SFH that has a pool in the back. It seems to be in great condition, but I wanted to ask you all if there is anything that I should be aware of if you have an investment property with a pool? Do insurance claims go to me or the tenant? Does the pool help or hurt the PV? Thank you all in advance for your help!

@Mike Rice I manage single family homes in Arizona with Pools and they do very well if managed properly.

  1. Professional Pool Service weekly is mandatory.
  2. Regular Inspections

Now in the Phoenix area, we don't deal with frost or extremely cold conditions so obviously much of the country will have different experiences with weather. We have no need to winterize the pools, we simply maintain the same level of service year around. We pay on average $90 per month for pool service. Maintained properly the maintenance is actually pretty low as you only have the pump, a filter, and the cleaner system. Yes, some have more bells and whistles and I caution against those as they can drive up the maintenance costs.

Vacancies are very low as the percentage of investment properties with pools is low and as such, the demand is high whenever we turn over these properties.

Tenants are happy to pay extra for the pool and think it's cool to get weekly pool service!
