accepting a pre-emptive offer vs. an open market

I will be selling my home in a sellers market (the Bay Area) and want to know the the advantages and disadvantages of accepting an attractive offer before the listing goes on the MLS. I spoke to a local realtor and he said 20%-25% of all sales in my area are off market (listing doesn't even make it to the MLS) transactions.

Appreciate any feedback.

If the offer is at your "OMG!" price, go for it.

If not, wait and see what the market will bear for the home.

You may get some preemptive lowball offers. Unless time is your pain point (which is who folks writing these offers are fishing for), throw 'em in the garbage.
