Need advice: I have stumbled upon a sweet deal. Duplex; 4 bed, 2.10 bathrooms. Across the street from a high school, decent neighborhood. 159,000 asking. I've gotten it down to 102,000, there's a renter who just renewed his lease for a year, paying 1350$ a month, no cash - I want to use it for a rental property. What's the best action to take?
