lease purchase question

i am mostly a flipper

at the moment i have a home im trying to sell outright because i have alot of cash tied up in it

virtually everyone interested has asked if i will sell it on a land contract or rent to own

some of them sound like good to great prospects for that

everyone seems to have credit issues they need to address before they can get a conventional loan

my question is twofold

first , does anyone know of a company/option who will lend these type buyers money to purchase ?

second, any suggestions as to how i can take advantage of all these seemingly decent interested parties

i could find homes that would work for each of these purchase needs but i dont have the funding to purchase and rehab the houses

i would have funds to at least address one if the existing house was sold but i need to find a way to have funding for more properties

any suggestions would be appreciated
