will sunroom add value to rental unit

hi, 

I am in California. I wonder whether investment in a sunroom would add value to the house. My current rental house is a 3 bedroom 2 bathroom. 1200 sq ft. 

Would adding sunroom will add value for rent increase and resell value in future?
