Tenant's friend taking appliances

My tenant's lease is ending and he is moving out by the end of this month.  He changed the kitchen appliances while living there.

I mentioned to the tenant that I am planning to sell the house.  I was then contacted by his friend that he is interested in buying the house, but his offer price is lower than what I wanted.  He told me that he gave the kitchen appliances to the tenant, and if I don't sell the house to him, he will remove all the appliances.

I'd like to know if this is reasonable.  Your comments and suggestions are greatly appreciated.

As long as they put your original appliances back,  they can take the new ones with them.
