Disclosures to Prospective Renters

During due diligence on a property, I noticed that the SF home next door to the property of interest houses a sex offender. Knowing this information, am I now obligated to disclose this information to prospective renters? If I do not, what is my liability exposure if something were to occur? Thanks for your comments.
