Thailand development experiences

Dear BP members, I am looking for an advise on International investments.

We are looking for investment possibilities is Thailand in residential market, especially into holiday resorts ideally with rental guarantee. 

It is a must for the developer to be on the market for many years and to be completely trustworthy.

Do you have experience you could share?

Not sure if Thailand is still of interest as this post is from a few years. However, there are Ramada resort residential suites available in Jomtien, Thailand for approx. USD $60K. It is affordable ownership without the caveats of timeshare. So, you vacation there and earn income when not in use. Ramada rents it out. Yield is 8.87% increasing as occupancy rates go up with the tourist numbers. Developers will buy back after 7 years. No additional monthly fees or maintenance fees as you would have with timeshare.
