How do I check pre-foreclosures at the courthouse?

How I would I go about going to check on pre-foreclosures to make deals with owners, if I were to check them out at the courthouse? What would I say and what would I be looking for?

Many times there will be a company that gathers all the data and sells it for a very reasonable price. Like on the West coast you have Property RADAR  Genuis App and service.  Look for something like that.. and if there is none.. create your own and sell your own list... :)

@Elizabeth Wilson thank you for your input. Yes, I'm sure it is a tough market. I'm still new to this idea of offering someone money for their house when they are in pre-foreclosure. Although, to snag a bite, on a right deal would be awesome.

Where I'm at, in Jackson county, they are available online. You should check to see if you can find them there. You can also go directly to the courthouse and in some states, title companies will provide them. They also have to publish them in a newspaper (they will tell you which if you ask) but this is a pretty tedious way to look them up.

@Zachary Emerson -  In Tennesssee foreclosures are listed as substitute trustees sales.  Not sure about New Mexico.  You might want to go to the courthouse and ask someone.  They also might know when the sales normally occur and what lawyers in town normally do them.

Also, not to bust your idea, but I've been marketing extensively to pre-foreclosures and have yet to find an owner willing or able to sell at a price that works for us.  I too thought it would be an easier market to find distressed homeowners.  But so far no luck.

I'd still say "go for it!", but just wanted to share my experience. :)
