Question

Does anyone have experience buying land from recently deceased? Such as a trust or estate?

How does one find estate and trust sales? I'm pretty sure these are often assemblages that get sold after someone's death, maybe a divorce, and I'm assuming it might not always be in the same city or even state.

Is there a list of properties of recently deceased?

Any insight would be much appreciated and sorry for the morbid discussion.

My previous experience involved purchasing a foreclosure that I later discovered was a reverse mortgage.

How do you approach making these calls?  Sometimes estate sales are just people moving out, de-cluttering, etc.  So what is your opening line.  More than likely it will be a loss in the family.  Yellow letter is near impossible because if you just roll straight into the property details, you are a cold heartless vulture.  I think it would be best to give your condolences but then its awkward when the old resident is just moving to a retirement home.  I don't want to come across as heartless, but simply someone wanting to help.

Look for estate sales which are where they sell the belongings of a recently deceased individual.  Oftentimes the person conducting the sale has firsthand knowledge of the status of the house and can even provide you with an introduction to the person managing the estate and responsible for sale of the house.  A friend of mine manages these sales and provided me with this information which is priceless.  I had never even considered her as a source for leads, but now I keep an eye out.  Good Luck!
