Hi guys!

i just recently moved to Denver, CO and I am lucky enough to stay with my sister for now. What i am thinking is to buy a house (condo/SF/townhouse) between Boulder or Denver and the areas in between within the next year. I would live in it for at least a year and then save up enough to buy another house and rent out the previous one. 

In this massively competitive market, this is seemingly getting more difficult as i look into it. I only qualify for about 200k for a loan and in Boulder they have a Affordable home buying program i could possibly qualify for. Does anyone have more information on this? and does Denver have anything similar? 

Lastly, would trying to find a partner to buy a multifamily house with and house hack for a year or two be a viable option? I am trying to get creative here since my weak 200k does not get me much in these areas. Any thoughts, suggestions or brainstorming ideas would be SUPER helpful!
