Short Term vacation rentals in Blatimore

I am looking to analyze a 2-bed/1-bath condo in downtown Baltimore, near Inner Harbor. The monthly expenses (PITI, utilities, reserves) come to around $2000.

Anyone have experience with airbnb or other forms of short-term rental in the area? Looks doable in the summer months, just not too sure about winter.

I will appreciate any feedback and advice.

The Baltimore City Council has also entertained some restrictive Airbnb measures as well but they seem to be tabled for now.

I was referring to Fells Point, in Baltimore. I think you are on the right track with needing to be close to the water for Airbnb. I looked into some opportunities closer to Penn Station but demand on Airbnb seems to be soft and prices pretty low.
