Chattanooga or Nashville?

Question

I know someone that is considering relocating from California to Tennessee. They have a college age daughter that will be going to school there, and other family. What are the pros and cons of each area? Anyone have any connections for lenders in the area?

We are CA based but invest and lend in Chattanooga (as well as CA, of course). It's a great market with lots of opportunities. Depending on what your friend is looking for, I also have a broker that consistently has deals out there. I'd be happy to connect them as I believe he has a few in his pocket right now.

Chattanooga hasn't quite exploded yet like Nashville seems to have in terms of population and RE prices.  Still seems like a small town even though  it's growing quickly as well. We moved here from Franklin, south of Nashville, 6 years ago and it has really changed now.

I would say Nashville has more to do in the city.  Chattanooga has a limited city life but amazing outdoor activities. It does seem that many people from Nashville are investing in Chattanooga so it is probably the better area to invest.
