New investor looking for advice for Phoenix area

Hello all,

My first post here. I'll get right to the chase, I am looking to purchase my first property, Im very green in investment real estate. In my life I've only purchased two properties both of which were my primary residents. I have about 150K to invest with the same amount in reserves (but could be used to increase my position). I'm looking for multifamily home with good cash flow. I'm more interested in the buy and hold, or if the market trends well take advantage of the 1031 exchange. I'm still in the process of studying up, so I can have somewhat of an idea of what I am doing. I'd like to get some honest opinions on seeking out some advice to see what seasoned vets think I should do. I'm still sorting out what my final goal is, but I'm leaning towards commercial level apartments. Thanks all for the great insight.
