Need help finding my next deal in San Diego

Little history about me.  I have been investing is Real estate for the last 10 years.   Most of my properties are in San Diego and I have always been a buy and hold investor.  My goal was to buy one house a year and focus on cash flow.  i currently have some good cash flowing properties and looking to add more.  But since it is really difficult to buy cash flowing property in San Diego i decided to focus on doing a couple of flips a year.  In the beginning of this year i did my first successful flip.  I learned a lot but now i am really having a hard time finding my next deal.  I have been working with a couple of realtors and whole sellers to find my next deal and have made several offers on houses.  I feel like other investors are paying way to much for the properties and the numbers don't make sense.   I would really like to keep investing in San Diego and need help finding my next property.  I have a full time job so it is hard for me to focus a lot of my time on motivated sellers with mailers or drive for dollars. 

So my questions are:

How can i find other strategies to find my next flip or buy and hold in San Diego.  

Where can I learn other strategies to do other types of flips by adding units to a current property.  

I would like to net work with other investors that are successful.   

Any advice would be great.

Hi @David Morrison, congrats on your success thus far! As far as finding deals, have you picked up @Anson Young's book, Finding and Funding Deals? He has a TON of great strategies for finding deals in there.

I am wondering though if we are going to see a market correction soon here in San Diego. I have a duplex that I am currently house hacking, which should cash flow about $400/mo when I move out, but am looking at the possibility of adding another bedroom or bath to one of the units, as well as possibly adding one or two units which could potentially increase the cash flow.

I would love to meet up sometime over coffee and talk REI. Additionally, @Parker Cox, Kevin Fox, and I are working on setting up another meetup soon, which we will post about on BiggerPockets when we have the details ironed out.
