Dealing with a seller

I wanted to know what I should do with a seller that seems motivated but is dragging her feet? So I have been talking with an out of state homeowner about a house that is abandoned and trashed out. The lady that owns the house had not been out to look at the property in years and was unaware how trashed it had become. When she first contacted me through text message the seller told me that she was coming into town and would be going to look at the property and would contact me after and  was ready sell. The seller never contacted me back so I followed up a few week later. I received a response that she was in shock after seeing the state of the house and confused on what to do next. I told her that I was still interested and if she could tell me what is owed on the house to see if we could work out a deal. Its been over a month and she still has not got around to it and I got a hold of her this week and was told that they still wants to sell but I have not heard from her. I really want this house but I can not seem to get the seller to take any action what should my next step be? Also, all my conversions have been through text messages.

As a new investor any advice would be greatly appreciated.
