If you were buying a flooded home to flip in the Houston area what are the top 3 ?'s you would ask to protect yourself from failure?

I wouldn't touch a home that flooded, with the possible exception of homes that are not in a flood zone that never flooded before.

Houston buyers have always been kind of cavalier about flood zones. But I think Harvey was a wake-up call and flooded homes will have a stink that will be hard to get rid of.
