Hello everyone, I'm a buy and hold landlord of 5 yrs, thinking of trying a flip. It will be with hard money in the Fishtown section of Philadelphia Pa. Wanted opinions on the numbers... Asking $219k Rehab $65k ARV $ 385k Hard money $135k@ 1.17 per month up to 12months and 4 points at closing.
