How do you sell a triplex?

Soon I'll be selling a triplex in Atlanta that I bought earlier this year.  Over a few months, I've gotten rid of the trouble tenants, rehabbed the units, and am currently improving curb appeal.  

Should I leave the units empty?  Or make it turn key with brand new tenants?

I'm conflicted.

    If you have solid tenant applications and 12 month leases locked in that would be more beneficial depending on what the apps and leases look like in addition to the rents relative to the area.  Feel free to PM me info, I might be interested.
