Land Sale in Colorado

I have some land on the side of a hill just outside or Boulder Colorado that was left to me. I don't live in Colorado and don't plan on moving there ever, so I would like to sell the land. The county there certified it as a buildable lot. Any ideas on selling it would be much appreciated. I had a comparative market analysis done and they came up with a price of $95K.
I was also wondering what brokerage commissions are typically in Colorado for undeveloped land? My realtor also suggested I get a survey done which costs $3.5-5K, which I don't want to do if I can avoid it. Thanks for any help.
