Self listing on mls?

Question

I have a house to sell and instead of giving away all 6% commision to a realtor I want to list it myself in the mls and give the buyers broker only 3%.

Anyone done this and can recommend a listing service? There are a bunch of them.

In my experience, and in this market, serious buyers are using buyer's agents, and buyer's agents are going to present properties listed on the MLS, not FSBO.
                    
                    I think anyone who tries selling real estate in this market without putting it on the MLS is doing themselves a tremendous disservice.  I just can't think of a good reason to eliminate between 50-90% of your potential customers by not spending a couple hundred bucks for a flat-fee listing.
                    
That just seems like a bad business decision to me...

That would be nice. I am sure it happens all the time. Realtors listing a property they have equitable interest in (in a major way!) listing on the MLS.

But not all realtors are like that i guess ;)

Hmmm, that's really strange reafding the post. I thought the world of the National Association of Realtors had collapsed and owner could now list their own properties on the MLS without a listing agent....but after reading the posts, all is well!

I did several flat fee MLS listings and was black listed by all the Realtors. I thought it was a great way to protect their commision but I guess they did not see it that way.

I am a licensed realtor and unlike many realtors, I offer flat fee listing services. Your listing will not only be on the MLS, but it will also for through a listing hub that I am signed up with that lists your property on 60 more online websites which include realtor.com, zillow, to name a few. Not all of us realtors are bad. Some aren't just willing to adapt to the changing market.

the best one is www.homeworksrealestate.com 
          the owner is richard i have been using them since 2003. their email is [REMOVED]   they charge $259 for a flat fee good for 6 months.
          
          another one is fidelity.com they have flat fee listings too ive used them a few times for the property i had in colorado.

I don't think it's fair to categorize an entire group.  Yes...there are some Realtors that are "bumblingblocks" and "greedy".  But saying they all are is like saying all attorneys are sharks, or all blondes are dumb, (although I've been guilty of telling attorney jokes and blonde jokes.)  Of course you need to market your home to BUYERS, and that's just what the realtor does.  The MLS can be a great tool.  You can advertise on flyers that you will pay a 3% commission to a Realtor, but how many realtors will see your flyer?  It's all about exposure.

Regarding Realtyman's post about the realtor that wanted 6% to show the apartment complex:   My guess is she was fishing for a listing and didn't really have a buyer.  I don't know any realtors that would pass up a $32,000 commission these days.
