Wholesaling as a RE Broker

Hey Everyone,

I am a real estate broker on the Oregon Coast, and I literally just learned yesterday that a lot of agents also wholesale. I was up all night obsessing over this! 

Can anyone share any tips, trick, or experience about Wholesaling while being a Real Estate agent? I actually mostly flip and I am building a buy-&-hold business. I have never even considered wholesaling before.

I believe disclosure and accuracy in values are the two most important things to consider. I always offer sellers a listing price or a Buy It Now price where I am offering to purchase for a significant discount under market value. One of the top 10 reasons agents get sued is misleading a seller on value. Personally I do not wholesale because if somebody is offering me a property for 20 or 25% of the market I'm going to purchase that myself and put it into my portfolio.
