Do I include new appliances with my current flip?

Question

I am almost complete with my first flip and am putting it on the market in a month. New bathrooms, kitchen, flooring, paint, roof, doors, windows, etc. I would like to sell fast and of course get the most out of it I can. Will including new appliances help achieve my goals or will the new owners prefer to pick out their own appliances? Thanks.

I would do it. I have vacation rentals in Pigeon Forge. I live 4 hours away from my cabins. I go to my local Lowes ~3 times per week and cruise the "clearance" scratch and dent section. I can generally furnish a cabin in two months time and my goal is under $1400 and this includes an over the stove Microwave.

They're higher end products than buying the cheapest new stuff.  The people that work there know me at this point and they'll generally give me an even bigger discount. Just ask! Of course they know I have a truck outside and I'll take it off their hands right now. They're happy to get them out of the way.

This is one of highlights of my life. I love doing it. Most people probably consider taking a refrigerator off of a truck by themselves a drag. I love getting a smokin deal.

P.S. I find Home Depot is a waste of time as their clearance scratch and dents are generally only a couple bucks cheaper than new.  This could be market specific.

@Justin Hornbeck I agree with your thoughts, lower end SS appliances are what I would do. You can get an appliance package for well under $2000 for a 30" fridge package.

My flip is in a rural area with no surrounding flips to compare to. I Will be listing it in the $150's. My initial thoughts were to put lower end stainless. Thank you for the input.

What is the listing price you are going to have?  I have sold flips ranging from $95k to $292k so far and each house I had new SS appliances in them.  Basic Frigidaire branded ones in the less expensive ones, high-end Whirlpool models in the more expensive ones.  I never considered NOT having them, buyers love SS appliances and they typically make the kitchen pop, which is always a big selling point on a home.  Lowes has great sales on Black Friday, Labor Day, Memorial Day, President's Day, etc.  You can buy at a discount and then schedule delivery for whenever you are ready.

@Justin Hornbeck it definitely seems to depend on the market you are in. I would suggest looking at a few open houses in the area of your flip and see what others are doing. Are they putting in any appliances? Stainless? cheaper wht/blk?

I've only done a couple flips my self so far but I've put in appliances on both, I looked at what other houses where selling with and then tried to do just as good or better.
