Wholesale/flip combo- Can this work?

I  am trying to put a deal together with as little cash as possible - avoid relator fees and loan fees on the front side of the transaction (this will allow more room for the seller to make the numbers work for me).... Is it possible to put a home under contract, make repairs and upgrade the home all while its under contract.... Then find an end buyer and add them to the contract (....and assigns) for a flip-like profit? I figure I can offer to pay the sellers mortgage during repair work to make it sweeter for them. How would I protect my interest in the home after repairs are made if the seller decides last second not to sell once repairs/upgrades are done?? Is this too risky?  Any thoughts and help on sealing this deal would be much appreciated.....
