1031 Exchange Ideas

I am in the last few weeks of escrow on my second sale and have a significant amount of equity since I purchased during the recession in the North bay of California’s Bay Area. The challenge for me now is to find a good deal to roll this (250k) into that cash flows and will appreciate. I’m considering investing outside of the bay area since values have increased tremendously and I can’t see how it could go much higher but I’m looking for your advice on other up-and-coming markets preferably in the western US that may see significant appreciation in the coming 5 to 10 years.
