Renting Per Room - Any Advice?

Hello BP world, I am looking at a few multi-family to do rentals per room. It seems like a workable strategy because people are transient in this area .... 

Does anyone have experience doing this in Detroit? What advice do you have? 
I would handle it through a property manager..
