Creative thinking for a creative Loan

I found a 2 family house and I'm looking to purchase it for an investment. 1 of the units is rented under market value and is a good quiet tenant says the seller. The other unit needs the carpets removed and sanding of the hardwood floors, it appears that's it. I'm on BP to ask for help with creative financing. Any help is much appreciated, please PM me. TIA
