what sorts of extra due diligence would you be doing on a 100 unit property vs. a 10 unit building or something smaller? i've seen and heard of phase ones....what is the phase one environmental report, and why is it important to get on a larger property but unheard of for smaller ones?

Parking could be worth looking into to see if any updated regulations might be enforced after the building changes hands.
