You have come to the right place. There are many different kinds of Turnkey providers out there. Some who just use the word as a property they like on the MLS, and others who actually do Turnkey services. Also, they come in many different sizes. There are large ones who operate in multiple markets (the Wal-Marts of Turnkey) or there are smaller boutique firms. It just depends on what you like and what you are looking for.

Great question about which is better - finance vs all cash. the answer is it depends. You will see better returns if you finance your properties typically you can get about a 12% cash on cash return with financing and typically a 6% cash on cash return if you pay all cash on a $100,000 home that rents for $1000/mo for example.

But with financing you will have to pay the debt obligation so depends on your comfort level. But it would allow you to leverage your money and get 4-5 properties with the same amount of cash you were using to buy one house all cash.

Almost immediately you'll get the notifications as it's one of the most widely discussed subjects here on Bigger Pockets. The major players in the space will quickly be identified to you as most of us are very frequent posters on the topic.

Yes, thank you @Lane Kawaoka for pointing that out.  As we continue to grow, we are approached almost daily with requests from marketers who want to "re-market" our properties.  In EVERY case, we have turned down these offers...even one's that could bring us a lot of business, because of their influence.  Why?  Because this would add additional markup to a property, causing the investor to make less ROI, and the property would not be branded to our systems.  Clearly, not a win.

Don't get me wrong...there are some great people here on BP, who can help you find properties in areas where they are not the provider.  Just know that you'll be paying more for something you could be buying directly.
