Get creative: make your kids draw up something heart-warming for the sellers, as well as utilize any of your artistic abilities that you may or may not have.

 Ya, those aren't unusual. Decent homes in Berkeley might easily have 20 offers, so anything that'll shift the odds more in your favor than 1 in 20 can help. Old people are great sellers; netting $500k v $515k might make no difference to them, but helping a kid the age of their grandkids into a home might mean the world to them. Or a young couple that wants babies. Babies babies babies babies babies. Puppies too. Maybe hold off on the family picture that includes the pet tarantula, though. 

It can cut both ways, though. I've had clients lose out due to silly stuff like what's on their youtube channel...
