Newbie in Northern Virginia

Hello,

I am a newbie that lives in northern Virginia. I am looking to get my first rental investment and would prefer to find an investment property near me for my first one. I live in Prince William county, specifically Woodbridge, VA. The real estate market around here is pretty tight and the prices has risen a bunch the past years. I am looking for advice as to if this is a good location to start my search or should i look somewhere else. I just started and have not found a real estate agent yet so if there are recommendations for investment agents that would be appreciated.
