House Hacking in San Diego

Hello everyone, I have been lurking around BP learning about house hacking, and have found some useful tips, but most of them seem applied to less expensive/competitive markets. I am interested in either finding a SFH that I can rent out rooms, or a multifamily (less then 4 units) and I would live in one of the units. Looking at the market in San Diego, the rental income does not seem to match the mortgages. I am looking in Imperial Beach, so I can be close to work. Anyone have any tips for the area, or would it be just better to rent a place and save my money for a different investment property.
