Is location really that important ?

Hello everyone, recently my father has been looking at properties to buy and rent out, he has rejected various opportunities from people i know, because of the location. I understand that location is important but if the deal is a no brainier does it really matter?

@Renzo Tunjar location does matter but be careful when investing, the prime locations typically have higher costs and lower margins A & B areas are great, and people choose them over C&D areas often which is fine but they aren't worry free. Not only are your costs higher but so are your material costs for rehabs/renos (you may also need to give the unit a new look more often to match the expectations of the HGTV loving tenants and to keep you competitive in the marketplace) also people tend to overlook the fact that white collar tenants can be really needy. Discuss investment criteria with your father before going out to look for properties this may keep your search focused and cause fewer headaches.
