Tiny house? Next to my live in residence

the home that i live in currently, sits on almost an acre. I am considering putting a tiny house rental on the lot. thoughts? I do not know where to get started at all. how to i even go about getting it approved? Thanks.

Hi @Randy Dickerhoff,

There are a couple of hurdles you'll have to figure out through your municipality first. I don't think zoning will be an issue if you keep the tiny house mobile. If you make it immobile, it can become a 2nd dwelling and could require your property to be zoned multifamily. That changes how your property is taxed. Keep it on wheels. 

Other hurdle will be, how to hook it up to utilities. I'm sure whomever is living there is going to want running water and electricity. A tiny house builder can answer those questions better.

Financing is different from traditional lending because no land is involved. I've seen local banks give RV loans for them, and even have a tiny house loan. I recommend going to a local tiny home builder and ask who they recommend using. I'm sure insurance is going to be just like insuring an RV.
