North Myrtle Beach rental

My wife and I are VERY interested in purchasing a rental property in the North Myrtle Beach area of South Carolina.  We have looked a lot, have done some due diligence and are ready to purchase.  We are looking for a 3/2 condo on the beach in the <$250k range.  

This condo would definitely be rented, and we believe we would manage it as a VRBO.  We would also use it as a vacation place multiple times a year.

Other than flood insurance and condo HOA dues, what other pitfalls or things should we be looking for?

Additionally, we are not currently working with an agent and would love to find one with rental properties and experience down there.

We live in Mooresville, north Charlotte, NC which is about 4 hours away.

I would ask about amenities not available to your guests.  Most beach front properties have on site management companies and they of course want to rent them out.  In my situation I am across the street from the beach, and if I use the onsite management I can use amenities from the sister resort located on the beach.  If I didn't use them, I nor my guest could use their pools etc.  Worth asking your realtor.  I used 2 realtors, 1 I wasn't happy with so I switched, and the 2nd one I would recommend Gene Carter  Re/Max Southern Shores.  He was great, I will use him again.  Best of luck.
