1st MOTIVATED SELLER?

Question

Just got off the phone with what seems to be a motivated seller. I made that assumption due to the fact that when I asked him how soon is he trying to have his home sold? His response was "I'll sell this thing tomorrow if I can!" I got a bit more information on the property and set up a meeting with the seller. It's a FSBO that needs approximately 50K worth of work (he said) 2BR 1B and only 936SqFt. He has it priced @ 210K. I was nervous inside talking to him but the convo went smoothly. I'm literally freakin' out for no reason but I'm sure that's normal. We haven't discussed numbers yet, I'm just ready to get my 1st wholesale deal in the books!

Great job Quinton on picking up the phone and calling people directly. You really just have to be on the phone to make deals happen. However, i would agree with

@Wayne Brooks that you cannot say the seller is motivated with that statement.

My  2 cents: Present him your offer and then keep following up every other week until he either sell the house or ask you to stop calling him. Just make sure to do it with respect and confidence.

I was a motivated seller who wanted out of my run-down home.  My realtor ran some comps and I was happy with the price (her price was higher than the price I had in mind).  Going in with a rationale for a price might make things easier if the seller takes issue with it.

@Quinton Childs As I said earlier, of course you can't say definitely he'll take your offer or level of motivation until you meet with him, but if the repairs are extensive you need to make your offer accordingly. Make sure your numbers are on point.  I specialize in inherited properties and probates, 15 years. Just because this is the asking price does not mean it is the accepted price! @Rachel H. I definitely agree with you on this. We haven't discussed numbers at all other than repair costs. I'll follow up once more until we meet on the 19th of this month and go from there. I'll for sure post about whatever transpires. Thanks for your input :)

@Quinton Childs Great to hear! On your first meeting, just try to establish trust and build on the relationship. It's not good to get into the numbers and deal right away. Honestly, this business is more about networking and building relationships than anything. Once you get to know the seller, then you can get into the numbers and figure out a win/win situation. @Wells Lange You would probably know more than me on this for sure. I don't really see much $ to be made from a flipper stand point. What if someone wanted to buy and hold though?
