You said the inspection report said that the roof needs repairs.  What are the repairs they speak of?  Your mention of a hail storm only sounded like an opportunity for a claim.  Was it the source of the damage?

I would not complicate things unnecessarily. Get the quote for the repairs, pay that amount to escrow to the buyer, close the deal and move on.

Anytime you start doing major repairs (replacing a whole roof) you run the risk of uncovering other damage or deterioration that must be addressed per code.

I would not take that risk UNLESS you are not really in a hurry to close (rare to me) and the roof repairs are significantly more than the $2500 deductible for the hail insurance claim.

@Tiffany Barnard It depends on how fast you need to sell the home. If you don't want to deal with the hassle of replacing the roof (things could come up during the repair process), you may want to just deduct the cost of what it will cost you to replace it. If you have time, you could replace it yourself. Though, if your buyer is ready and the numbers work in your favor you may want to just sell it. Good luck!!
