What to do about these lots

Good afternoon hope all is well . I am fairly new to real estate investing thus far have completed one wholesale deal and currently working on my first flip. While driving for dollars I can cross a distressed home, I wrote down the address located the owner and got her contact information. After speaking with the owner I find out she actually has three lots she is looking to sell along with the distressed home I originally found. My question to you all is how do I Determine how much those lots are worth and the offer i can make her for all four lots. All advice and response will be greatly appreciated. Thank you in advance.
