Questions for Multi-Family Listing Agent

Thanks in advance for everyones insights and best practices.  While researching multi-family properties there is a lot of missing details in the listings so I've compiled a list of questions to ask the listing agent, either over the phone or via email.  Does anyone have a standard list of questions they ask...even before making an offer?  I'd leverage rentometer and zillow rents to see what "market rents."  Here is what i have thus far:

I am writing in regards to (property address) on behalf of John P Iannone, Real Estate Agent with Dreamline Real Estate LLC. He is gathering key data on several multi-family properties in the area to evaluate potential investments. It would be greatly appreciated if you could complete the below information on this property:

Unit 1:

___ Bedrooms ___ Bathrooms ___ Square Foot

Currently Rented? ____ If so, what is the monthly rent? ____ Are utilities included? ____

Current tenant’s longevity in unit? ____ Current tenant up to date on rent? ____ Current lease term end date? ____

Unit 2:

___ Bedrooms ___ Bathrooms ___ Square Foot

Currently Rented? ____ If so, what is the monthly rent? ____ Are utilities included? ____

Current tenant’s longevity in unit? ____ Current tenant up to date on rent? ____ Current lease term end date? ____

Additionally, what information can you share as to why is the current owner selling?

Thank you for your time,

Kelly Iannone
