"FREE" MLS EXPOSURE FOR SALE BY OWNER?

Question

So I was speaking to a partner about a home we're trying to sell and he wants to get exposure on the MLS without the cost of an agent. The reason he hasn't involved an agent because the purchase price is not far from what is owned on the home so there's not much room to tag on a commission. He suggested looking for a free site or flat fee site to get the exposure. I've been looking for a while and no luck. Does anyone have any suggestions on this? Thanks.

@Jonathan Bowen Yes, but if the listing agent is providing the MLS forms to the seller, the responsibility for providing the correct information for a "entry only" listing falls on the seller.

If the seller decides to not provide complete info or use their 0 megapixel instant camera for the photos, that is on them. Smart sellers provide complete information (they almost always know more about the house than an agent) and they get professional photography.

Also, in all fairness some of the listings that are done by real estate agents can be downright awful. I know you've seen them as well. The professional agents do a great job, but it's shocking that some listing agents are getting paid for some of the work we've all seen. http://terriblerealestateagentphotos.com/

Most investors using flat fee service are looking for MLS access. At least that's all I wanted. I didn't need a photographer, someone to review contracts, schedule, do showings. All I needed with my flat fee use was access to the MLS. It is true these services are not for everyone, but there are those who use them and do well with it.

The level of service you will most likely get using "flat fee" services will be best described as "half-assed", you probably already know that, and the lackadaisical approach may lead your property to have negative exposure instead of the positive exposure it needs. I laugh when I see "entry only" listings. Mistakes everywhere. Omitted information. Terrible photos. I'm sure, on the other hand, there will be plenty of people here who sing their praises.

In CT I used EntryOnly. Again it seems they were "expensive" compared to some others, but I never had a hiccup with them, and the only error on one listing they fixed it within hours. Not sure if the rules don't allow me to recommend like this.

You can't find a flat fee MLS listing service in your are of NJ? I had one back in CT however it seems like I paid a premium verse some of the others ($449 for 6 months).

This home is actually in CT. I did find some flat fee ones but still comparing the fees of what's best.
