Duplex doesn’t qualify for conventional financing

Today I contacted an agent about purchasing a duplex in Bryan Texas. After exchanging a few messages she informed me that the duplex would most likely not qualify for conventional financing because it is not the correct width for a duplex according to code in Bryan. From what she told me I’d either have to pay in cash or with secured financing. Does anyone have any experience with any thing like this?
