Self Storage Unit Questions First Time Buyer

Looking into investing in self storage. I work on a ship and wouldnt have the time to field calls/ bring people to see units etc.Currently the place im looking into purchasing is fully rented and has been for the last 3 years. The units arent temperature controlled so no worries for malfunctions there. Do I need to have someone to be available 24/7 for issues?  Has anyone had this experience in the past. Does anyone have reccomendations on property management for self storage? Both agencies I have contacted just do home/appartment rentals. My wife doesnt have time to field calls, as she is a mother to two infant twins.

Does the property have any kind of residence on site? I also use Easy Storage Solutions to manage my facility. You will need someone to be able to check to see if units are cleaned out after vacating, overlock/unlock delinquent units (assuming you don’t have more advanced door technology), and to deal with units that need to be auctioned. If you know people locally, you might be able to hire someone to do all of those things I listed per diem. If you are going to manage the financials online through a system like ESS, you don’t need to hire a full service management company, just someone to do the small things.
