Non-refundable deposit question

Hello All! 

My partner and I are newbie wholesalers. It looks like we are going to close our first deal tomorrow and I have a question about the non-refundable deposit from the purchaser. Does this deposit, go directly to us, or does the buyer give it to the title company?
