What are some  tools  and strategies that a newly investor in the field can employ to build up a potential buyers list and motivated sellers list ?

I  just got into the world of real estate Investment and  I am looking to learn and expand my knowledge to change my life style and live a financial free life.

Finding buyers for good deals is easy.  Finding sellers is very difficult and there are a lot of big players spending a lot of money on marketing to find them.
