Seller refusing to extend closing.

Have a real estate agreement of sale that had to be extended already we are supposed to close tomorrow but hard money lender is not ready and says they need a 2 day extension.

Seller is refusing and telling me he’s giving my deposit back and excepting another offer.

I need some tricks to make seller agree to the 48 hour extension.

Maybe file lawsuit? And then he realizes now the sale will be held up months more over lawsuit, might as well give 48 hour extension.

Ideas please.

@Jerry Brecko, file a lawsuit? For what? You're the party not complying with the agreement. Furthermore, do that kind of thing and you're quickly going to get a reputation as someone to avoid doing business with.

I think the only course is to try and beat the other offer.
