First Direct Mail Marketing Campaign

Hello BP family,

My wife and I have been doing a lot of research and have decided to move forward with our first direct mail campaign. All of the content has been extremely motivating and offers great insight in terms of how to condense our list of sellers to ensure that they have multiple layers of motivation, however we quickly realized that we aren't very clear on the steps that follow once an offer is accepted by a motivated seller. Would you proceed with the sale without an agent? We read that this can be very risky. If you decide to bring your agent in after the seller accepts, do you then decide to cover your agent's commission? If you do not use an agent, do you go directly to a title company to move forward with the legal documents? We would greatly appreciate advice and guidance!
