Indianapolis market looking for first investment opportunity

Hi,

I am planning to buy a investment property around Indianapolis downtown area (fountain square/downtown/IUPUI area). My budget is $150K cash, I would like to buy in cash but open to financing also, This will be my first investment property I have NO experience what so ever in real estate, my plan is to buy a property which is ready to rent or do an airbnb and turn it over to management company.  I am Particularly interested in Fountain square area, I know this area is very active and still has lot of potential.  any suggestions/advice is really appreciated.
