Dialing in rental numbers

So I'm really trying to dial n my rental property calculators numbers. Any tips on how to really crunch them correctly. For instance I'm just guessing after repair value and skipping other lender fees and such. I know i'm not getting accurate results. Any one out there start out like I am and kinda figured out little things here and there along the way? Please share!
