Thoughts on flipping raw land?

Hello All, 

I am considering getting into flipping raw land and wanted to see what the BP community thought of this topic. I work in the appraisal industry, but have no experience in real estate investing. While there is a lot of information online, most of it is published by those who are selling courses and consistently say how easy it is. Does anybody have non-partisan insight?  I know that this became popular years ago, and am wondering if the low hanging fruit has been picked. I am not looking for a get rich quick scheme here, and just hoping for insight as to the viability.

@Andrew Flanagan Would you mind sharing how you think about identifying "quality over quantity" leads you mentioned above?  I was wondering if perhaps mailing to normal or non-distressed out of state land owners vs. tax delinquent may be more effective?  Can you filter land leads for equity position like you can in houses?  Would you say it's critical to pay for a course from Seth or another educator or can I put the pieces together on my own?
